Documents required to support a tenancy application.
Landlord Direct are instructed by both central government and landlords to collect from prospective tenants a number of different documents, prospective tenants applying for a tenancy through our company will be asked to supply some personal information & supporting documentation - see examples below :
U.K. Resident - prospective tenant/s or guarantor/s
- whether you have any adverse credit history - this will be provided by Letting Ref.
- whether you have any CCJs or similar judgments against you - this will be provided by Letting Ref.
- whether you have ever been bankrupt - this will be provided by Letting Ref.
- details of previous address at which you have lived
- references given by your existing employer and/or landlord
- a copy of your Passport or Driving Licence for Photo & Signature
- a copy of your current utility bill with your current address
- a copy of your last three months pay slips
- a copy of your last three months bank statements.
- If you are self employed, please provide copies of your company’s audited accounts for past two years to prove your said income. If you are not able to provide us the accounts, you will need to provide us last two years tax forms submitted to the HMRC.
Non - U.K. Resident - prospective tenant/s

- a copy of your Residence Permit Card (both sides) if you have one.
- a copy of your CAS from your university if you are an international student
- a copy of your Sponsor letter
- a copy of your last three months bank statements
Non - U.K. Resident - prospective guarantor/s
Please note all guarantors must be a UK Resident, own their home and be in employment.

General Data Protection Regulation
GDPR stipulates that any documentation supplied you can only be passed on to parties expressly authorised by you, which in this case is the landlord of the property that you wish to apply for.
Documentation will be emailed to the prospective landlord securely.
Any documentation or information supplied by you to Landlord Direct will be kept securely and then deleted after a short period of time.
